POSITION SUMMARY:
Responsible for overseeing the care and maintenance of all aspects of the community��s physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant and housekeeping employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines. This person is a key member of each Community’s management team adhering to Company policy and procedures and upholding the Community’s mission, philosophy, values and the Company’s vision, principles and Hospitality Promises.
ESSENTIAL JOB FUNCTIONS:
1. May supervise the Plant Operations Department (at least two full-time/equivalent staff members) to include interviewing, hiring (with approval from the Executive Director), training, evaluating, and counseling within established policies and procedures.
2. Maintain equipment, building, utilities, and grounds with an adequate preventative maintenance program. Arrange for maintenance contracts as necessary.
3. Maintain the emergency power generating equipment along with all fire and life safety equipment and fire drill and safety inspection reports.
4. Provide residents and staff with a timely and effective response to service requests.
5. Ensure all equipment and systems function properly and safely. Ensure compliance with federal, state and local regulations/ordinances.
6. Advise and consult with the Executive Director in short- and long-range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules and progress.
7. Participate in the planning of the annual departmental budget, responsible to maintain all expenditures for department to remain within budget allowances, review monthly operating statement for accuracy and explains variances to budget.
8. Maintain proper level of service repair parts for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment based on past and expected usage. Maintain and adjust computerized controls for HVAC and other equipment as necessary.
9. Process and submit monthly expenses and budget data timely.
10. Inspect and make ready all apartments prior to occupancy by residents.
11. Ensure compliance with applicable OSHA workplace safety requirements and preside the safety committee.
12. Plan and initiate staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training.
13. Hire, train, supervise, discipline, create work schedule for plant operations and housekeeping employees.
14. Ensure cleanliness of the community meets the standards that we promise.
15. Maintain current listing of all contracted vendors, contracts and inspections.

2. Act as Manager on Duty as directed by the Executive Director.
3. Assist the Executive Director and/or Business Office Manager in the management of open Workers Compensation claims, as directed.
4. Observe and abide by all regulations to ensure that personal health information is protected during its collection, use, disclosure, storage, and destruction within the community; and to ensure only the minimum necessary information is known to function in this position.
5. Assure resident safety.

14. Is observant of safety hazards and emergency situations, and reports to appropriate person or takes corrective action according to established procedures.

16. Come to work as scheduled and consistently demonstrate dependability and punctuality, complies with attendance policy.
17. Assume accountability for data contained in the employee handbook.

19. Observe infection control procedures.

22. Accept assigned duties, instructions, or correction in a cooperative manner, voicing concerns or disagreement in a professional manner through established chain of authority according to state procedures.
23. Perform incidental housekeeping and maintenance tasks as may arise during the course of regular duties, in order to maintain a clean, safe, pleasant environment for residents, visitors and staff.
24. Perform all other related duties as assigned in an effective, timely and professional manner.
EXPERIENCE & EDUCATION: High School diploma, Associates Degree or equivalent in relevant education, training and experience Minimum three years’ experience as a maintenance supervisor in a similarly sized facility One year or more experience in apartment and/or healthcare community maintenance, supervisor experience (preferred)
LICENSE/CERTIFICATION OR OTHER SPECIAL REQUIREMENTS: Must possess current and valid driver’s license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed
Must possess personal driving record consistent with the requirements of the Driver Selection Policy
Willingness to be available for any/all emergencies regarding the community
Must have thorough understanding of all building systems and their interdependence
May require extensive math and electrical background based on size and complexity of facility
Be able to conduct independent assessments of a contractor’s compliance with requirements of Scope of Work
Possess financial management practices and the application of contractor resources to meet commitments to the quality, safety, cost, and schedule of systems. Have the ability to contract provisions necessary to provide oversight of a contractor’s performance. Conduct independent assessments of the contractor’s maintenance training and qualification program(s).
QUALIFICATIONS:
The ability to speak, read and comprehend the English language

Familiarity with Microsoft Office Suite products
DELEGATION OF AUTHORITY: Plant Operations staff PHSYICAL REQUIREMENTS:
Tools, equipment, machines used on the job: computer, general equipment: printer, scanner, fax machine, copier, telephone, calculator, cell phone, assessment tools (i.e., medical equipment) Roto hammer, table and band saw, welder (3 kinds), hoist, pullers, assorted hand tools, laminate trimmers/routers, pneumatic tools, drills, saws (chop, table, circular, worm drive, band and jig), HVAC test equipment, drill press, and grinder.
